Home Inspectors were originally created to prepare the Home Condition Report, introduced by the Labour Government as part of the infamous Home Information Pack.
The Home Condition Report (although reduced to voluntary status in the HIP), was widely acclaimed as being of considerable merit to the property buyer however, due to the legislation framework surrounding the HCR, it was only available to the seller.
With this in mind, SAVA (Surveyors and Valuers Association) have created a similar product, called a Home Condition Survey for use by Accredited Home Inspectors and members of RPSA (Residential Property Surveyors Association), which is specifically for the benefit of property buyers. To give each and every client peace of mind for the future, every survey of this type is backed up by full Professional Indemnity Insurance cover instigated as part of the lodgement process.

The basis of a Home Condition Survey is:
1) A survey of the property by qualified individual
2) A written report assessing the condition of various elements of the property
3) A commitment to the use of clear, non technical English for descriptions
4) Sections of report covering general information, summary and general description, conveyancing/health & safety issues, outside condition, inside condition, services and grounds.
5) A valuation for insurance purposes (rebuilding cost, using BCIS information according to property type and geographic region)
6) A transparent complaint procedure
The Home Condition Survey DOES NOT contain a market valuation as required for some mortgage applications. Your mortgage lender will undertake this as a separate exercise.
