Home Information Packs

All properties marketed for sale (with very few exceptions) require a Home Information Pack.

The established route to obtain a HIP (for many property sellers) will be to instruct their Estate Agent to act on their behalf, who would then contact a HIP provider. However, this is not the only option, for those wishing to obtain a more competitively priced HIP and wishing to have more input into the process there are various alternatives.

From April 2009, the regulations were revised to enforce "first day marketing", where the HIP (or at least some of its contents) must be in existence before the property can be advertised to the market. The content of the HIP was extended to include a Property Information Questionnaire, which must be completed by the seller.

Two important points for the homeowner to consider:

1) You are free to commission your HIP from wherever you wish, it is about the property, not the Estate Agent.

2) A free or inclusive Home Information Pack offered by an Estate Agent usually comes with restrictions relating to the ownership of the document.

The Cost:

The basic cost of a Home Information Pack commissioned from APPI is as follows:

     Web viewer access only-no printed document.
     Any property up to and inc 4 bedrooms....from £265 inc VAT*
     All properties larger than 4 bedrooms......from £272.50 inc VAT*
A printed document can be produced for an additional cost of £25.00 inc VAT, alternatively you may wish to download the pdf from the web portal, and print your own copy. NOTE: If you do, it can be used for information purposes only, as it is not an official copy.

*Some of the elements of the cost build up are 0 rated for vat, so the figures quoted do not equate to the base price plus 15%

The basic cost HIP includes for a freehold property whose details are previously registered with the Land Registry Office. It includes all the items required by the Regulations.

Please note: In the interests of keeping the price as low as possible to the paying customer, the costs quoted are for payment by cheque or cash at the time of the Energy Assessment visit to the property.
